Three Biggest Mistakes Sellers Make

 1) KEEPING THE CLUTTER

While your valuables and keepsakes mean the world to you, they may distract a potential buyer from imagining themselves in your home. It’s a good idea to pack up all the extra clutter and keep kitchen & bathroom counter tops clear. Stowing extra items during showings make the rooms in your home appear larger, and allows a buyer to focus on your home, and not your stuff.

2) NOT FOCUSING ON CURB APPEAL

First impressions are everything. If there is lack of care and attention to your front yard, then most buyers assume the inside of your home  lacks care and attention as well. It’s important to brighten up a tired exterior with fresh gardening, a new coat of paint on the front door, accent pieces on the porch, etc. Most importantly, a clean and well maintained front yard and porch makes your home appear to be worth more.

3) NOT ASKING YOUR AGENT FOR TESTIMONIALS

The Three Biggest Mistakes Home Buyers Make

Buying a home is one of the biggest purchase decisions of your life, and we want to help you prepare. Here are three mistakes to avoid when going through the process.

1) Not Getting Pre–Qualified.

– Knowing exactly how much you can comfortably spend on a home reduces the potential frustration of looking at homes beyond your means. Having your pre-qualification done and ready allows you to shop the market with peace of mind.

-In such a competitive market, it’s important to be ready to write an offer with a moment’s notice, if you find a home that you like. With stiff competition, a seller will not consider your offer without a pre-qualification letter attached. It’s important to be ready to write & submit a completed offer package when your dream home hits the market.

-With pre-qualification, you can determine which loan program best fits your needs and your monthly payment will be set. This will allow you to budget before, during, and after making the most important purchase of your life.

2) Not Having a Sewer Inspection

-A sewer inspection is our second most recommended type of inspection as it helps to uncover hidden issues that a general home inspector cannot see.

-A sewer-line inspector will inform you of the sewer-line condition by running a scope all the way down the line to where it connects with the city sewer, recording the condition, what type of material it’s made of, or if there are any cracks or root intrusions. Sewer lines of all ages can have issues, so this inspection can save you money on costly repairs down the road.

-Root intrusion can seem like a costly issue, but with regular maintenance of snaking or hydro jetting the sewer-line, a sewer-line with some root intrusion can last for many years to come.

3) Not Interviewing a Buyer’s Agent When Home Shopping.

-Most seller’s interview their listing agent before deciding to hire that agent to sell their home. Why wouldn’t you do the same thing when buying your home? Sitting down with a buyer’s agent for a consultation is great why to make sure you’re hiring the right agent to represent you on the most important purchase of your life.

-Working with the right buyer’s agent can save you thousands of dollars when buying your home. It’s important to work with an agent who has area knowledge, negotiation skills, and a team and staff to support you throughout the entire process.

-Most people don’t realize that profits on the sell side are not considerable. You make money when you buy your home through agent negotiations, repair requests, and securing a good deal.
